It's simpler than you think.
I've had someone sell me their house for a major discount several times, including with the first personal property I ever owned.
The seller of this particular house had just gone through a divorce and had purchased this property to live in.
But he never actually lived in the house, and as a result it ended up sitting vacant for a while. This of course caused quite a few problems for him.
Even though he wasn't living in the house, he still had to pay taxes. He still had to pay the utility bills of the house. He still had to look after the landscaping. He was basically losing money every day by this property sitting vacant.
