This one’s called a real estate transfer disclosure statement better known as the TDS. The transfer disclosure statement. It's a checklist of items that the property comes with.
Does it come with the pool? Does it come with a microwave? Does it come with dual pane windows? Does it come with this? Does it come with sprinklers? Does it come with that? It's a whole autobiography on a home.
And the buyer gets to review it. The buyer likes what they see. They say, "You what? We dig it... Let's move on with this transaction.” Or, they say, "Whoa, pump the brakes. I do not like what I see here."
Please know that when it comes to your state exam, know it for the rest of your life, that's probably the biggest disclosure that a real estate agent will be utilizing for their buyer.
