Sellers, your listing agent should protect your best interests, not their own.

The language an agent uses in your listing matters more than most people realize. If your home is marketed with phrases like:

• “Motivated seller”
• “Make an offer, even if it’s low”
• “Seller will consider anything”
• “Priced to move quickly”
• “Ready to wheel and deal”
• “Seller needs this sold ASAP”

…but you, the seller, were never told these phrases would be used, that’s a problem.

This type of wording can signal desperation and weaken your negotiating power. It can also benefit the agent more than it benefits you. Instead of protecting your equity, it can invite unnecessary lowball offers and create the impression that you are desperate, even if you aren’t.

A good listing agent communicates with you, asks for your input, explains strategy, and markets your home with integrity and intention. Their job is to advocate for you, not to rush a sale to get another check in the pipeline.

You deserve representation that is transparent, strategic, and focused on your goals. Always know what’s being said about your home and how it’s being positioned in the market. If something doesn’t feel right, ask questions. Your equity depends on it.
