Time to prepare for closing! As part of the Arizona contract, sellers have five days to provide the Seller Property Disclosure Statement (SPDS). We recommend that all sellers disclose everything they know about the property to ensure a successful closing.
What is seller disclosures? In our Arizona contract, it states that the seller has five days to send over what we call the SPDS or the seller disclosures We advise all of our sellers to disclose anything and everything possible that they know about the property as best as they can. We have a document that we provide to them, they fill it in, and then we provide it to the buyer. Buyer acknowledges receipt of it, and if they have any questions, they're more than happy to reach out to the seller and answer those questions for them. It also helps during inspections. Sometimes the inspector has a question of maybe when the AC was replaced last. Some things like that definitely help when you get seller disclosures.
