San Francisco's Embarcadero is About to Change Forever

Preliminary permits just dropped for a huge new housing proposal at Seawall Lot 330 / 555 Beale Street along San Francisco’s Embarcadero ????

The plan calls for 619 new homes across two buildings — including 93 affordable units — plus:

600,580 sq ft total project area
433,460 sq ft of housing
186,290 sq ft of parking
6,970 sq ft of ground-floor retail
Mix of 162 studios, 321 one-bedrooms, 136 two-bedrooms
Parking for 354 cars + 37 bikes

Design is led by Grimshaw + Perry Architects, with a 23-story glass tower (T1) and a 10-story mid-rise (T2) planned.

This is still a preliminary filing — timelines & design could evolve — but it’s another major step toward adding density and life to the waterfront.
