They are mostly wrong. You need to understand the risks of passively investing in real estate.

In a perfect world, you manage your own rentals, and you control expenses, keep tenants happy.

but gurus say, give it to property managers so you can scale and devote your time to other things

we’ll here’s the risks of that

property managers don’t care about your property as much as you do.

they won’t try as hard to fill a vacancy fast or keep expenses down.

Even with a property manager, you still need to manage them, because they slack, they make mistakes, they can overcharge, and they sometimes need to be fired.

Real estate is never truly passive.
