Las Vegas Homes For Sale - Killed! Buying a home today has only become more difficult for first-time buyers as prices and interest rates remain near record highs. This combination of rising mortgage costs and inflated property values has killed affordability, making it nearly impossible for the average person to enter the market. Las Vegas homes for sale are no exception, with prices still near record highs due to strong demand even as inventory has increased. The median prices of the nearly 6,000 Las Vegas homes for sale now stands at $475,000, down slightly from near peak median prices a few months ago which hit $482,000. Even as prices slightly recede, long-term trends suggest home values will keep rising, putting future aspiring buyers at a disadvantage. Current homeowners will always have an edge over those trying to save up for their first home, as home equity builds wealth while renters struggle to keep up. Las Vegas homes for sale are still mostly overpriced, yet buyers face stiff competition from investors and high-income earners. Regardless if it's any of the new Las Vegas homes for sale or resale homes, homeownership is only becoming more difficult over time for first-time buyers. Meanwhile, those who already own property can leverage appreciation to stay ahead, further widening the gap. As demand will likely continue to grow, Las Vegas homes for sale are likely to become even more expensive, making homeownership a fading dream for many. Current homeowners who are looking to relocate to Las Vegas and purchase any of the Las Vegas homes for sale will likely make up the majority of the buyers that drive up prices and ultimately make it even more challenging for aspiring homeowners to enter the market.
