How much can you make in new construction houses

Can you still make money in new construction house flips? Well today we're going to a vacant lot that I'm looking to provide the financing on. I'm interested in working w/ the builder to do a new construction house. We plan to put up the money for them to build and I want to see the area, and what the surrounding properties look like. It's in a slightly rural part of Suffolk, VA so I'm not sure of the are. We'll further go over the numbers to see if this deal makes sense. Please let me know if YOU would you do this deal??
