The very beginning of this process involves budgeting and planning.
Normally, budget is a determining factor.
Check local sales of custom homes of the size and style you have in mind. Find out what the cost to build a similar home might be. If land is part of that number, factor it out and take out possibly another 10% for real estate fees, marketing, and some of the builder’s profit.
Establishing a comprehensive budget is based on the cost of land, the soft costs for architectural, interiors, engineering, and management of construction, the hard costs of materials, and the implication of style and layout geometry of your selected design.
Delays due to weather, supply chain issues, medical or financial conditions, etc. will affect your budget and time schedule.
There are regional styles in your area that would be probably less costly than a design that is not common or typical.
Look at finish, material quality, build quality and details very closely when comparing existing built product. Is the quality of the plumbing, cabinets, light fixtures, flooring, and trim up to your expectations? If not, a better quality means higher costs. Or less cost if you can go with a lower quality.
Are the windows and doors locally or nationally built? Is the roofing a high grade of shingle or tile? How much insulation is in the walls and ceiling? What is the perimeter wall material and thickness; what about the interior walls?
For the same size and style of house, your materials selection can affect the cost from 20 to 40% up or down.
