For example: If you close on a home November 15th, your first payment wouldn’t be due until January 1st! This gives you some extra time to settle in before your first mortgage payment is due, and can make transitioning from a rental easier as well.

Right Now (August): Start interviewing for Realtors and have them help you compile a list of at least 3 trusted lenders to interview. Select the lender that has the best programs and communication for you, and get your approval ready.
Mid-September: Sit down with your selected Realtor (fingers crossed it’s me!) to nail down your “must-haves” and “nice-to-haves” in a home, and then start house-hunting. This can take a few weeks, leading us right into October.
October: Get an accepted offer (yay!), and get through your contingency periods like inspection and appraisal.
November: Final underwriting completes with lender, you close on your new home, and your first payment isn’t due until January! All before the holidays too!
