Buyer demand is out there but sellers have to be realistic about meeting buyers where their at. Taking a look at the different price ranges in Sac county, here is where demand is landing when comparing pending to active listings:
• $400-600k is at 104% pending to active listings. This is and will continue to be the HOTTEST price range. Buyers, be prepared to compete.
• $600-800k is at 75% pending to active listings. Still a strong seller's market in this range and likely to have multiple offers if the property is priced right for its location and condition.
• $800-1M is at 53% pending to active listings. Pretty neutral market in this price range.
• $1-1.5M is at 35% pending to active listings. This is the hardest price range for sellers right now. Sellers should plan for higher days on market and price below comps to drive traffic.
• $1.5M+ is at 44% pending to active listings. This price range does well for desirable/unique properties and is more likely to have an all-cash buyer come in that's not affected by interest rates.
